Tips for Selling Your Airbnb Property for Top Dollar
Selling your Airbnb can feel like closing a meaningful chapter. Maybe you’ve spent years hosting guests and building up a steady income, and now you’re ready to turn that work into a solid payout. Or maybe you’re simply craving a change and want to free yourself up for something new. Either way, selling your rental can open the door to new opportunities.
You may be able to take advantage of the strong demand for vacation homes and investment properties, which could mean a healthy return on your sale. And once it’s done, you’ll no longer have to manage bookings, coordinate cleanings, or handle guest requests. Instead, you get more flexibility, fewer day-to-day responsibilities, and the freedom to focus on your next move.

Know Airbnb’s (and Vrbo’s) terms and conditions
When selling your Airbnb listing, it’s important to understand the terms and conditions. Otherwise, your membership could be revoked. With Airbnb, accounts are assigned to hosts rather than properties. This means your content, photos, listings, and reviews belong to you, not your property. Owners cannot transfer ownership of listings to the new owner when they sell a property.
“When an owner sells the property, that listing is closed, and the new owner will need to recreate a listing,” explains Luke Smith, property investor in Louisville, Kentucky. Smith says you could keep the same listing, but would need to work with Airbnb to make that happen. Before selling your Airbnb, you’ll need to complete all bookings and make sure the property is clean and ready for the buyer to use, Smith notes.
